The problem
The inspector flagged something structural.
Now you need to know whether it’s cosmetic or serious, what it costs to fix, and whether the deal survives — and general inspectors don’t answer that.
Engineers are hard to book.
Residential structural work is a small niche for most firms. Next-day availability is rare, and “we’ll call you back” doesn’t work against a contingency deadline.
Nobody tells you when.
A five-day answer is manageable if you know it’s five days. An open-ended “we’re working on it” is not.
What we do
Instant Engineer gives you a licensed PE’s determination fast, with the date committed up front. You upload what you have; we organize it, identify what’s missing, and put a structured case in front of an engineer. The engineer decides what level of evaluation the situation actually calls for, and signs the result.
Committed turnaround
| Scenario | Turnaround |
|---|---|
| Remote review — anywhere we serve | 1 business day |
| Site visit required — where we have technician coverage | 3–5 business days |
| Rush, site visit cases | 2 business days — when a technician is available |
Business days are Monday–Friday, Eastern time, excluding federal holidays. If we’re waiting on you — photos, payment, or scheduling access — the clock pauses, and we’ll tell you exactly what’s needed to restart it. Outside our current technician coverage, site visits are quoted case by case rather than committed to a date; we’ll tell you before you pay.
Transparency
We’re upfront about this.
What AI does
We use AI to do the parts that are administrative: reading a 90-page home inspection report and pulling out every structural finding with its page number, checking whether the photos you submitted are actually sufficient, organizing evidence into a structured case file, and drafting sections for the engineer to work from.
What the engineer does
The engineer determines what the condition is, what it means, what should be done about it, and whether the evidence supports an opinion at all. No conclusion reaches you without a licensed Professional Engineer reviewing it, editing it, and putting their name and seal on it.
That division is enforced in the software itself, not just in policy. The system cannot produce a customer-facing conclusion without the engineer’s explicit approval.
Independence
We don’t sell repairs.
We have no financial relationship with foundation companies, waterproofing contractors, or repair crews. The engineer’s opinion is not a sales pitch for a fix we profit from. If you need a contractor, we’ll tell you what to ask for — not who to hire.
